Like-for-like repairs such as replacing decking or individual piles are usually exempt from DA requirements. Structural alterations, extensions or new constructions need a Development Application through Port Stephens Council and a Crown Lands licence for works on Crown waterway land. Most harbour foreshore structures fall on Crown land.

Expect $500–$2,000 per pile depending on length, species and harbour-floor conditions. Port Stephens' sandy substrate is generally easier to drive into than rock, which keeps costs moderate. A full jetty rebuild typically runs $15,000–$80,000+ depending on size, access and council requirements.

The clear oceanic water in Port Stephens supports high populations of Teredo navalis (shipworm) and Limnoria (gribble) borers that attack untreated timber from the inside out. Combined with tidal scour undermining pile footings in the sandy substrate, piles can lose structural capacity within 10–15 years if not treated to H6 marine grade.

Yes. We operate a work barge and have dive capability for below-waterline inspections and pile work. Many Port Stephens jetties — particularly around Soldiers Point, Lemon Tree Passage and the Karuah River — have limited or no land-side access, and barge-based work is standard for us.

H6-treated hardwood (ironbark or turpentine) is the most cost-effective choice and typically lasts 25–40 years in Port Stephens conditions. Fibre-composite piles last longer and are immune to borers but cost roughly double. We recommend hardwood for most residential jetties and composites where budget allows or borer pressure is extreme.
